Evaluation Basics
Beyond Lawn evaluations are holistic property assessments consisting of two parts that take approximately two hours in total, depending on the size of the property and the complexity of the irrigation system. Scroll down for more information.

Beyond Lawn evaluation costs:
- $100 for <1/3 Acre
- $150 for 1/3 Acre-1.0 Acre
- $200 for >1.0 Acre
- $350 for HOAs
- Case-by-case for Commercial
*Some municipalities provide evaluations free of cost to their residents–check all the options when booking your evaluation
*Evaluations are all-or-nothing; you cannot elect to complete just the landscape part or just the irrigation part of the evaluation

Landscape Part ~1hr
Beyond Lawn representatives meet you at your property and walk the landscape with you to understand your goals, limitations, and priorities, and they use these to inform tailored recommendations for upgrades.
During the landscape portion, the evaluators work with homeowners to identify areas for improvement and recommend practices for enhancing the natural and aesthetic value of the property with an emphasis on:
- Water Conservation
- Biodiversity Enhancement
- Wildfire Risk Reduction
- Noxious Weed Mitigation
- Improving Functionality
- Improving Pollinator Habitat
Irrigation Part ~1hr
During the irrigation part, evaluators assess the property’s irrigation system, looking for ways to improve the performance of the current configuration while highlighting opportunities for landscape conversion. This minimizes costs and gives homeowners the tools to ensure a successful landscape transformation. The irrigation part focuses on:
- Improving existing system efficiency
- Pinpointing leaks and breaks
- Identifying rezoning and zone drip conversion opportunities
- Eliminating unnecessary water use
Beyond Lawn Report
The Beyond Lawn report is a comprehensive conservation roadmap informed by the evaluation.
It includes:
- Property Map
- Vegetation Layers
- Irrigation Zone Map
- Water Budget
- Landscape Recommendations
- Irrigation Efficiency Recommendations
- Suggested Irrigation Schedule
- Curated Plant List
- Firewise Landscaping Recommendations
- Additional Resources
The report gives property owners the tools and resources they need to make informed decisions about their landscape in order to reduce outdoor water use and improve the natural and aesthetic value of their homes and communities.
Wildfire Risk Reduction Evaluations
REALFire Wildfire Risk Evaluations
REALFire is a wildfire risk reduction program that provides all of Eagle County with an opportunity to take action toward reducing wildfire risk on their property. The program provides free property assessments to educate residents on how their home and landscaping may be susceptible to wildfire and provides specific actions and strategies for reducing wildfire threat.
