Outdoor irrigation is an estimated 50–70% of a community's water use, and most of it never returns to our rivers. We help HOAs understand the rules, use water wisely, and build landscapes that fit our mountain climate.

For boards and managers. What Colorado law and county code require, and how to update your documents.

For boards, committees, and managers. Evaluations, irrigation audits, mini-grants, and where to start converting turf.

For homeowners. Your rights, how to make the case to your board, and what to do if your HOA says no.
Several Colorado laws and the Eagle County land use code now shape HOA landscaping. Which ones apply depends on your housing type, your community's size, and whether the work is new or existing. None of them require removing an existing lawn.

The fastest savings usually come from the irrigation system you already have. Start by counting your common-area irrigation zones. With 16 or fewer, book a Beyond Lawn HOA evaluation: we walk your common areas with your board, manager, and contractor and leave you a prioritized action plan. With more than 16, start with a professional irrigation audit by a certified auditor (CLIA, CIT, or QWEL).

HOA mini-grants of up to $10,000 can help pay for irrigation upgrades and audits. Applications for 2027 projects are due by midnight, December 15, 2026.

Colorado law protects your right to a waterwise yard, and your HOA can still set design guidelines. Most boards aren't against you. They're volunteers juggling budgets, rules, and neighbors. Our guide helps you make the case, start small, and know what to do if a request stalls.
